This multi-level retail project represents the final phase of a shopping-center development overlooking the Pacific Ocean in the beach resort community of Vina Del Mar. The original Regional Shopping Center was the first phase and resides closest to the ocean. The second phase, which is the link between the original and current projects, is an open-air retail\/entertainment location with predominantly food and beverage tenants. The new center completes the overall vision and provides a high-fashion anchor, with many top international retailers. The design borrows some of the materiality from the pre-existing developments, while creating clean, modern lines befitting the fashionable tenants within. The main entry and upper level office tower make an iconic visual statement which is prominently visible from the entries to the other centers as well as from the main road along the beach.<\/p>\n","protected":false},"excerpt":{"rendered":"

Motifs spun off from the iconic Union Jack flag can be found throughout the shopping center, from the bold graphics treatment on the exterior to the finely crafted interior details borrowed from the geometric British image. The site presented a particularly difficult challenge, with an immense grade differential between opposite ends of the site. Parking and additional levels of shopping compensate for the grade difference, along with elegantly-terraced landscaping leading to the street level. Additionally, the shopping center is connected to a civic center through a heavily-landscaped pedestrian promenade.
