Cantilevered roofs that seem to extend naturally from the landscape unify the development. The project is comprised of two parcels of land divided by a major street; uniting the two sites was a major urban design necessity. To achieve this, the plan creates a Green Public Oasis of organic landforms as a unifying element. Beside the virtues of building a green space, we aim to create a peaceful, park-like environment for the office worker, away from the bustle of modern Shenzhen. A \u201cGreen Oasis\u201d is also needed for Shenzhen\u2019s severe summer. The site is divided into two distinct lakefront experiences; the O\u2019Plaza Mall and Marriott Hotel to the north; and the boutique Bay Breeze Hotel, restaurant village and IMAX theater to the east. The open-air waterfront is inspired by the traditional fishing villages of Shenzhen, with canals and shopping streets animating the development.<\/span><\/p>\r\n\r\n<p class=\"p1\"><span class=\"s1\">From the initial Master Plan sketch, to the design of the individual buildings, OCT Bay was designed to create an engaging visitor experience. The project is organized around a series of plazas, open air and enclosed, connecting people and places while encouraging pedestrian interaction. The commercial center lies one level above ground near major automobile routes, bus lines, and train tracks. Defining the open spaces and facades, the architecture reflects \u201cwabi sabi,\u201d the Japanese art of impermanence, imparting transparency, humility, and asymmetry. This new entrepot is unique for its open plan and marketplace character, and also for its span of several city blocks under singular land ownership, a rare opportunity to create a unified commercial development within Japan\u2019s often-feudal land patterns. How can a series of scattered buildings achieve a formal coherence with a lightness of touch to support the city\u2019s new dynamics? The solution is various linking spaces, forms, and designs. The 8 towers, along with the smaller buildings, are united by a large plaza and visually differentiated into three separate but identifiable groups. Materials were chosen to mix the modern with the traditional. The base of the 8 towers housing the retail portion is clad with indigenous stone for a solid, urban appearance, while the upper residential levels are wrapped in lightweight aluminum.
