Though primarily a renovation, the program is an expansion creating a central plaza for the development as well as the surrounding community, and space for new luxury anchors and a new cinema location. Uniting the entire site, a \u201ccloud\u201d roof provides scale and ample shading for the plaza below. Recognizing that the mall is still highly viable for its age, the material palette has been minimally altered, with modern updates enhancing the dynamic qualities of the light and circulation. The structural concrete podium, designed by SOM, made it a challenge to maximize the leasable space per floor. Improved circulation allows visitors to flow throughout the space, flanked by unique retail outlets. Cued by the tower\u2019s bend motif, the facade uses creases as a way to manage the site\u2019s scale by blurring the floor plates, giving the podium a deceptively grounded quality. Through the layered fa\u00e7ade, the glazed exterior provides reflections while the mesh acts to maintain transparency to the interior while providing ample sun shading. Bold exterior graphics screen the parking structure, while undulating wall units break down the scale of the long walls. The existing Cascais Shopping will be expanded to include approximately 10, 500 square meters of new gross buildable area, and another level of parking of 10, 500 square meters will be added adjacent to the existing mall\u2019s second level. Furthermore, the existing parking on the roof will be extended over to the new retail addition. The challenge driving the design of this renovation was how to achieve stylistic diversity without imposing aesthetic conflict. The resulting solution provides a sense of discovery with a sequence of experiences carefully linked together, which allow people to enjoy this project as one coherent story. In the way the design is undeniably present, but also gets out of its own way, the underlying concept could be called \u201czen.\u201d Some playful materials or interactive future technologies are introduced as well to provide a surprise. The solution was to create a loop by connecting the ends of the L-shape arrangement, thus forming a large central public garden. The garden is then enclosed and conditioned, but the design of the roof allows the court to take on an exterior feel as though being under a large Pergola. Carefully filtered natural daylight filters through the skylights and the continuous clerestory, accentuating the exterior feeling of the Garden Court.
