Though primarily a renovation, the program is an expansion creating a central plaza for the development as well as the surrounding community, and space for new luxury anchors and a new cinema location. Uniting the entire site, a \u201ccloud\u201d roof provides scale and ample shading for the plaza below. Recognizing that the mall is still highly viable for its age, the material palette has been minimally altered, with modern updates enhancing the dynamic qualities of the light and circulation. It strives to create an exterior that indicates the movement of pedestrians and vehicles across the site, and an interior befitting Capitamall\u2019s signature shopping experience.  The interior is built around the soft form of the central structure that holds various dining-location levels. This core features an interior garden area for terrace-style eating, providing a touch of nature which attracts shoppers to the upper levels and the retail elements. The play of linear and curving facades makes for a continually changing spatial environment, creating a series of internal public spaces which have a unique character. Motifs spun off from the iconic Union Jack flag can be found throughout the shopping center, from the bold graphics treatment on the exterior to the finely crafted interior details borrowed from the geometric British image. The site presented a particularly difficult challenge, with an immense grade differential between opposite ends of the site. Parking and additional levels of shopping compensate for the grade difference, along with elegantly-terraced landscaping leading to the street level. Additionally, the shopping center is connected to a civic center through a heavily-landscaped pedestrian promenade. Because of its size, the challenge was to create a modern, unified design which was also responsive and friendly at a human scale. The retail flows along a single promenade beginning with a receiving plaza. The fa\u00e7ade is semi-transparent, opening shoppers to the urban environment. Outside, a sequence of intertwining landscaped stone terraces and stairs create a grand entrance, where the food courts expand onto this plaza, sheltered beneath a massive canopy. A bridge was needed to connect the supermarket and second level of the shopping center. Inspired by inhabited medieval bridges, the bridge of 8 Avenida is packed with small-scale retail. Design keys from the vernacular plantation houses, known as fazendas, define the project, from the facades\u2019 proportions to the articulation of the interior bulkheads of the tenant spaces. At the heart of the development is a large public garden that takes advantage of the region\u2019s temperate climate, allowing the dining court to be enjoyed year-round. As important as the regionalism in the design, the need for expansion was also a major factor of the Campo Grande project. The overall intent of the structure from the very beginning of the design process focused around the need for the future addition of two levels, one below grade, and one at the third story.
