A louvered shading system wraps the podium building from west to south, spiraling up to enclose the new Commercial Tower. At the retail podium, the glass louvers are used as a surface for illuminated graphic advertising treatments. The design\u2019s commercial goal is to boost retail by enabling pedestrian flow through the retail podium and to draw consumers to the central sky-lit atrium, which is filled with natural light via its triple-height opening. The interchange of this traffic is designed to be simple, efficiently merging transit functions with the overall program and context. The train platform and bus station are located at the street level, with the train station and ticketing elevated at the second level, linking pedestrian activity from both bridges as well as the commercial development. The towers take full advantage of park views and create an iconic face for the development. Through a sweeping gesture across the site from South to North, the volumes of the train station and adjacent retail and towers make one cohesive statement. The project will also include a mid-rise residential tower and one office loft tower. Parking will be provided in an adjacent existing parking garage, as well as one level underground. A 15\u2019 length of brick piers and metal extrusions will be the main organizer of the project, unifying the exterior of the three city blocks. In contrast to the measured exterior, the interior open-air alley has a more fluid dynamic. The design exploits the level change by allowing the project\u2019s fa\u00e7ade to move up the hill in scaled-down segments and smoothly integrate into the town. The design integrates into the environment further through its materials and train station architecture style. The fa\u00e7ade and overhanging roof use traditional materials such as stone, tile and brick, as well as wood panels, cast-iron details and steel canopies.
